WORK STAGES
CONCEPT & FEASIBILITY
From the first telephone conversation & initial walk-around on site, ideas will start to flow. This important phase allows a sharing of ideas and exploration as to what may or may not work for your project. The concept and feasibility stage will shape and form the ideas through draft design up to Planning Stage.
PLANNING
Planning Stage drawings allow for relevant permissions to be sought from the Local Authority. Although some schemes can be achieved through Permitted Development Rights, generally this stage will be required in order to progress the project. With a wealth of experience and a great number of schemes obtaining Planning Approval, ranging from large scale housing estates, refurbishment of derelict buildings, right down to simple porch extensions, we can guide you through the best ways of achieving planning permission for your project.
BUILDING REGULATIONS
Building Regulations is an important stage following on from Planning. The purpose of the these drawings is to portray sufficient information to gain approval from Building Control Department who will vet them against all Approved Documents of the current Building Regulations. They will include amongst other things, specification of fabric and thermal build-ups, fire protection and means of escape.
*Please note Structural Engineering Calculations and Design will also be required to be provided by others*
WORKING TO COMPLETION
From approval of Building Regulations, there is the option to progress further with the working drawings stage, taking the drawings and scheduling to a further level of detail. At this stage, we can offer project management with regular site inspections. We can be involved as little or as much as you feel you need to ensure the project is delivered on site, on time and on budget.
HAND DRAWING
Given the sensitivity of some sites, perhaps in the National Park or a listed building or sometimes just to convey an idea to our clients, hand drawing still has its place in the architectural environment and certainly has a character and visual language not found with computer aided systems. We can offer hand drawing where we believe it is of merit to demonstrating a more delicate style.
LANDSCAPE
As important as the architecture, the landscape is integral to the design. We can offer landscape design with a considered approach to bring the outside in.
